You might think that just because you had a new metal roof put on your home that you will never have to worry about leaking and water damage again. Well, that is not exactly true. Any kind of roof, whether it is made from shingles, vinyl, metal, fiberglass, or cedar can develop leaking. You should always inspect your roof every year. You can do it yourself if you are not afraid of heights and know what to look for or you can hire someone to come out and check it out for you.

If you choose to climb up on the roof and look around yourself you should always be sure and only step where the rafters are. This will help ensure that you do not create any leaks while you are up there. Remove any debris that you might find on the housetop. If you find a loose spot where there are shingles or a seam of a metal roof where water might get in, it should be fixed right away.

For a metal roof, there is a special sealant to use. Every few years a metal roof might need resealing along seams and where there are screws. Some climates might require resealing even more often. You should find out what is recommended precisely for a metal roof and the climate conditions when it is installed. Shingled roofs require sealing too if there are loose spots. Always make sure that you seal around vents and chimneys on the roof because these spots can be more prone to leaks.
