7)Understand that buying a home and having a mortgage of 15 years or 30 years is a long term payment of mortgage and its interest and it affects your existing financial situation, your goals and your savings. Buying a home is investing money and this will also affect you if you are also investing money for your retirement.

8)Don't save money by skipping home inspections. Do not inspect your prospect home by yourself too. Be sure to hire qualified home inspectors to check the problems on the interior and exterior components of the home, the pests, and its architectural structure. A home's physical condition affects its value so it is very important to check the home from all cracks, insects, moisture, stickiness, looseness, unevenness and slides. If in doubt, hire another home inspectors and compare their home inspection results.

9)The home you are going to buy must be a long investment. If the home being offered is cheap, don't make an offer right away, you might suffer the consequences later. Find out why the home is cheap. The home might be cheap because it has problems in it and you'll loose money instead of getting an investment. A home that is durable makes it long investment.

10)Your dream home must be saleable too if you want to sell it someday. Choose a home that you can also sell for a good price. Home is an investment and it should sell so you can gain money. Select a home that you can maintain and can do some home improvements. Never select a home that will cost you a lot of repairs and repairs in the future. The lesser the repairs will be, the more you gain money.
