The Four Stages of Foreclosure

STAGE ONE: BEFORE LEGAL ACTION BEGINS

STAGE TWO: AFTER LEGAL NOTICES ARE FILED

The grace period after the "Notice of Default" has been filed, where the owner can negotiate with the bank to pay off the remaining debt is called "pre-foreclosure." If the owner can demonstrate to the bank that he has a qualified and willing buyer, the lender might agree to sell at a lower price than what is currently owed without ruining the borrower's credit. This is called a "short sale."

STAGE THREE: AUCTION

Once the lender has foreclosed on a property, the asset goes to public auction. If no one bids on the property at auction, then it usually reverts back to the lender.

STAGE FOUR: REO

When a property becomes an REO, ownership of the property has reverted back to the lender. The buyer negotiates a deal with the lender instead of dealing with a distressed owner.

The important thing is to decide at what phase of the distress cycle you want to participate in. Each phase has its advantages and disadvantages. Your preference is a matter of personal choice and financial wherewithal.

Remember that buying foreclosure can be risky due to obvious reasons specially that the window of opportunity is narrow. The foreclosure process is fast paced and no every real estate professional is suited to deal in that environment. Texas HoldEm is the most popular poker game in live casinos and online in Germany. In order to play and win at this game, you do need to know the basic Texas HoldEm rules. The game usually starts with nine or ten German poker players. The dealer will deal one card face up to each player at the table and the one who has the highest card will start the game. Even though you will not be the actual dealer, the dealer button will be placed in front of you because the positions around the table in relation to the dealer determines the players turns and which players have to post the blinds. This button rotates to the left at the completion of each hand so that everyone gets a turn in the dealer position, which is the last one to play.

Forced bets are necessary at the beginning of each hand. Once this has been done, the dealer will deal two cards to each player face down. The players look at their cards and make a decision as to whether they will make the minimum bet required, raise it or fold. If you do not have good cards, the best course of action is to fold. Once a German poker player raises the bet, all other players that want to stay in this round must also pay the amount of the raise.

The next part of the game consists of the dealer throwing away the top card on the deck, which is called burning the card. This is done just in case one or more of the players have seen this card and made their bets based on its value. The dealer then lays out three cards face up on the table. This is called the flop. Now you look at these cards in conjunction with the two cards you holdem in your hand to determine whether you can use any of them to make a winning hand. Another round of betting takes place.
The dealer then turns over another card called the Turn and again the German players place their bets. They can also check, which means that they are not betting, but if one of the players does raise, then the rest must also do so to remain in play. The last card turned over by the dealer is called the River. Now the players have five cards on the table to use with the two they already holdem in their hands to make a winning combination. The player with the highest hand wins.

In addition to knowing the rules of the game, you also need to know what combination of cards beat the others. You can try and bluff your way to a win with nothing more than Ace or King high, but most of the time, players have at least a pair or the cards that could lead them to a straight.
