[S888]Stardust In Las Vegas
by James Murray, Jam
In Las Vegas there are some great free things to do, and some amazing treats for you and the whole family. There are many casinos that make an effort to bring in more and more business by offering elaborate shows free for the family in an effort to bring more warm bodies into their casinos and out of their competitor casinos. This is a win win situation for tourists and locals alike who are seeking entertainment that will leave a little money in their pockets to spend at the casinos (which is exactly what the casinos were hoping for).

The Fall of Atlantis Show at Caesar's Palace is one of the great shows that is available free to families. This particular show is a laser, water, and light show that features wonderful animatronics action. Also notice that the show's platform is actually a salt-water aquarium. You can see divers feed the fish each day at 1:15 and 5:15 while another staff member is on hand to answer any questions you may have and explain a little about the facility. You can actually take a tour of the facility at 3:15 each day. Enjoy watching the gods as they entertain you rather than us entertaining them.

A free movie and popcorn each Saturday at 1:00 at the Cambridge Community Center. Each week a different movie will be shown and children under 12 must bring an adult to keep them company. You can check out which movie will be playing by checking out the posting on Friday.

Performances by the Hawaiian Marketplace Island Performers is another great Vegas freebie and is a daily event. These performances take place throughout the day from 11:00 am until 10:30 pm and feature wonderful dances that will remind you of the island. See hula dancers, fire and knife dancers, musicians, lei makers, and animatronic birds. The performances are free and take place at the Hawaiian Marketplace.

You can see Pete Vallee perform as Big Elvis from Monday to Thursday with shows that take place at 3:00 and 5:00 pm at the Barbary Coast Casino if you are and Elvis fan. The admission for this show is free and he brings in quite a crowd with his vocal talent and heartfelt renditions of Elvis' ballads.

No introduction is needed for M & M World, and a wonderful place to visit, and more importantly it is a free place to visit. This museum is open Sunday through Thursday from 9 am until 11 pm and Friday and Saturday from 9 am until midnight. This really is a neat attraction to visit and is much more than initially meets the eye. Take a stroll, look around and make sure you see all there is to see or you just might miss something fantastic.

Visit Ethel M's Chocolate Factory for another sweet freebie, you really must make plans to see. The admission for this self-guided tour is free as is the first sample, but who can eat just one chocolate? Be sure not to leave this tour empty handed, as you will be kicking yourself once you get back to the room and have a craving for something sinfully sweet. In addition to the chocolate factor is the Botanical Cactus Garden that is open from 8:30 until 7:00 daily. Another great thing to see on this particular tour is the Living Machine, which as waste-consuming ecologies that turns 32,000 gallons wastewater each day into water that is clean enough to use for irrigation purposes.

Located on the University of Nevada Las Vegas Campus is the Marjorie Barrick Museum of History, which is another place to visit and learn while being entertained. Admission is Monday through Friday from 8:00 until 4:45 and on Saturday from 10:00 until 2:00. Admission is free and the museum is closed on all state and federal holidays. This museum offers a great display of Western culture and the history of ancient Mexico.

In Las Vegas, no matter what your varied interests are there are many wonderful things to see and do that do not put a strain on the pocketbook at all and many of them are free.

In its January 11th, 2009 issue The New York Times heralded Las Vegas as its "Frugal Destination of the Year," proclaiming that "Las Vegas has been buffeted by the economic crisis, and deals are plentiful along the Strip." According to Dr. R. Keith Scher, director of the Center for Business and Economic Research at the University of Nevada, occupancy rates in the city's 141,000 hotel rooms are down 15%. This results in great deals on accommodations all along the spectrum...from the high end 4 and 5 star properties through the bargain destinations downtown. The Times says that restaurants and shows are also getting in on the act, with performances like Cirque du Soleil offering discounted tickets for the first time in history.

And if bargain food, lodging and fun aren't enough reason to visit Sin City, Las Vegas also happens to be the largest foreclosure market in America. Properties are selling for 30% of their highs two years ago and are showing strong cash flow for the first time in decades. Now is definitely the time to stay, play and buy in Las Vegas.

As a full time real estate investor, I have been buying and selling in the Las Vegas market for the last 5 years, and the deals that I have seen in the last several months have been better than ever before.

Here are just a few examples of recent transactions that I have brokered for my clients:

7461 Enviable Ct. - This is a 3 BD/3BA, 1300 sq. ft. property that was listed at 109K. We negotiated down to 90K with a cash purchase. The property should rent for around $1395 which, even had the client needed to secure a loan to purchase, would still provide for monthly cash flow between $500 and $700.

Regent Condominiums Unit 1105 - This is a 2BD/2BA, 1247 sq. ft. condo that we wrapped up at $64,000. It sold new in 2004 for $163,400. We secured a renter for the property at $965/mo. the day it closed escrow. This resulted in a positive cash flow for the buyer of over $600 per month.

9502 Milkweed Canyon - This is a 4BD/2.5BA, 1559 sq. ft. home that sold new in 2006 for 257K. We picked it up at 107K. It should rent for between $1200 and $1500, resulting in a positive cash flow on a traditional P&I loan of $490 to $620/mo.

These are incredible opportunities and we are having tremendous success negotiating with sellers to bring already bargain properties down another 10 - 20% from their list prices. This is definitely a great time to buy in the Las Vegas real estate marketplace and we expect the opportunity to continue for another several months at least.
