Do you want to be a landlord or an investor? Of course, the choice isn't that black and white, and you can be both to some extent. However, before you start spending all your time dealing with rent-collecting and fixing broken toilets, consider how that will affect your ability to go out and find more good investment properties. Certainly much of the time spent at your apartment building could be spent on finding more buildings - if you had a manager.

It's worth noting that wealthy investors often spend more time finding the deals than doing the day-to-day things necessary to operate their rental properties. They hire good property management companies, and not just because it frees up their time for more valuable things. It also has to do with the question of skills.

Property Management Skills

It may be tempting to do everything yourself. In fact, this may not be a bad way to start out investing in rental real estate. There is no question that if you do it right, you can reduce your expenses and so generate more cash flow by not hiring a property manager.

In fact, you may need to do the managing yourself in order to have any cash flow. In this case, you may have paid too much or financed the property wrong. Even if you plan to manage a property yourself, you should always buy in a way that the income covers all costs - including management fees if you decide to pay them. Any other way is too risky.

If you are thinking you'll do your own managing, can you do what is necessary? This is an important question. Do you have what it takes to collect from tenants who are late with their rent? Do you know who to call and how to negotiate for cleaning and maintenance? Of course you can learn whatever you need to know, but if you're not willing to learn, you are better off hiring a manager.

Consider too, whether property management will really be as expensive as you think.Sometimes a good property manager will save you money. A company with experience, for example, may have tenants calling all the time looking for apartments. This means they can fill your units quickly, and without the expense of advertising that you would have had if you were on your own.

When there is a vacancy, a good property management company will (hopefully) have a carpet cleaner and housekeeping crew in there within days to get the unit ready to rent. If they get the place re-rented two weeks faster than you would have, that's two week's extra income. Good property management can pay for itself in time and money savings.


The need for property management is ever growing, especially as more and more of us are starting to rent properties over buying them, so just what exactly is this property management? Property management requires time, intelligence and witness and great attention to details as well as management qualifications. It is the job of looking after the properties that people rent.

One of the main responsibilities carried out under property management is the responding to and addressing of maintenance issues. The way in which property management works is landlord's employ a construction company to undergo any construction, development, repair and maintenance that needs to be done on a property. Property maintenance is not an easy task. It takes time and resources, which is why landlord's turn to building/construction property management company's to undergo the work for them. By doing this it means the landlord is free to carry on with the running of the properties and they get a professional finish to their property maintenance work.

Property maintenance is not only about the repair and maintenance work that is carried out on your property, it also involves the collection of rent and monitoring /managing the vacancies of rooms/flats etc. As a property manager you will have to decide what type of properties you want to look after, based on size etc. you will need to be available in case of an emergency as tenets should be able to contact you 24 hours a day. You will take care of the supervision of construction work and resolve issues for tenants such as leaky pipes, broken heaters and malfunctioning toilets. As well as taking care of all the internal repairs to a property you will also have a responsibility for the external issues of the property as well. This will include aspects such as replacing a roof shingle or a broken window. You should also make sure that you change the locks of a property when one tenet moves out. Also when a tenet moves out you should ensure that the room is fully cleaned and make sure it is ready to move into; even if another tenet hasn't signed up for it yet.

Property management is a career profession and acts as part of a growing business idea. The responsibility of a property manager is however high so make sure you don't go into it light heartedly.

Property management companies have to deal with multiple responsibilities and aspects of management and ownership of real estate. These companies offer to negotiate and stabilize the relationships between landlord and tenant. They also have to keep not only the tenets property in good condition but they also have to ensure, in order to bring in business for the landlord, that the property has good ?curb appeal.? This is achieved through keeping the structure, landscape and parking elements of the property in a clean and welcoming condition.

If you are thinking about getting involved in the property management business just ensure that you have thoroughly thought through and fully understand the responsibilities that will be asked of you in this role.
