If it were possible to protect the roof of our home with a raincoat, then we would probably never have to worry about it being exposed to wet weather and the problems that it can cause. Since covering our roof every time it rains or snows is not a logical option, the next best ting we for protecting it from water damage is regular inspections and maintenance. It is not every home owner that wants to do this job themselves, but it needs to be done periodically.

Inspecting a roof from the inside is something that a homeowner might do themselves if they have the initiative. Venturing into your attic space while it is raining is one good way to spot leaks while they are occurring. Once you find a leak on the inside, it is easier to pinpoint where the problem is one the outside. Going up on a roof is not for everyone. It can be really scary and dangerous especially if a person is already afraid of heights. If this is you, then hire a professional to go up and do the roof inspection for you. They are more likely to be able to recognize the signs of potential and existing leaks more easily.

There are several places on a roof that can be prone to leaks. Gutters should be kept an eye on. When gutters are not installed properly or are damaged, they can leak where they should not and penetrate wood surfaces over time. The areas around a chimney, vent pipe, or skylight are good places for leaks to commonly develop as well. Then there is always the possibility of loose shingles that can happen anywhere on a roof. When there is a place for water to get in under a shingle, this is where the water damage can start. If these places go undetected for long enough, it will eventually cause damage to the substructure of the roof.

Preventing water damage to the roof substructure is the most important thing. Once water has penetrated underneath the shingles and is allowed to get wet and stay wet, this is when rotting and mold can begin. If these issues occur and are not repaired, you could end up with hundreds of dollars for a small area to be repaired or thousand of dollars to repair a large area. Proper roof inspections and maintenance can help your roof last for years longer than normally expected.
