Equity release is the process by which people who are over 55 years of age are able to unlock equity in their home, subject to meeting the lender's criteria. This can be done either through a lifetime mortgage, where you receive a lump sum or a regular income while interest ‘rolls up' or through a home reversion scheme, where a company buys all or part of your home and you receive the proceeds as a lump sum, regular income or a combination of both. Both schemes come with ‘no negative equity guarantees' and the monies are repayable upon the death of the owner, or second owner if there are two.

If you were to lose your job or endure some financial strains that cause you to miss a payment or two on your home equity loan, you could jeopardize your home.

You may be tempted to use your credit cards.

When you have a zero balance on your credit card statement, you might be tempted to use them more. Just because you no longer owe the credit card company, doesn't mean you aren't still paying for your purchases. Don't make the mistake of filling up your credit card balances again, because then you will have a bunch of high interest debts to pay off on top of your home equity consolidation loan.
