Are You An Appealing Buyer?

This is a great question to ask yourself before you start looking for a new home. "Am I an appealing buyer?" Now, this has literally nothing to do with how you look or dress, what it does refer to is how appealing you are as a buyer to a seller. Sellers look for several things when buyers come through their homes. Or should I say, their agents look for certain credentials when showing the home. In this article we will explore some of the things that sellers look for in buyers to help ensure the smooth sale of their home and the stress-free transition of property and title.

One thing that cannot be stressed enough is the necessity to have a firm grip on your personal finances before you even start to look for a home. Many buyers jump into the market without first coming to grips with their financial realities and are summarily disappointed when they find the home of their dreams but cannot afford it. To this end it is a good idea to delve deep into your credit history and find out if there is anything there that may inhibit you from getting a home loan. Any negative marks on your credit score can reduce the amount that you are eligible for in a mortgage so it is well worth the time and effort to correct these things. This is vitally important because when you go to look at homes, most realtors will ask you if you have secured financing. This will "qualify" you as a buyer and it is one thing that most sellers will want to know. Nothing makes a buyer more attractive to sellers than knowing that they have secured a mortgage for the appropriate amount and that they are ready to move on to the next stage of the sale.

Another thing that may assist you in catching the eye of sellers is to be respectful of their homes and belongings. Be straight forward about what you expect to be left behind in the sale. Many sellers decide to take certain things with them such as window blinds, appliances or other typically left behind items. Don't make them more of an issue than they need to be. If something is going with the sellers, don't fight it, you may be able to get a small allowance in the sale to replace it. Another good idea is to be timely about your dealings with the sellers. Remember, they are as anxious to get on with their lives are you are to get on with yours. Keep this in mind and things should go much smoother when your search begins.
