Buying a Temecula or Wildomar home in a buyer's marketplace can be the ideal time to find the house of your dreams. There is tons of competition for homebuyers and the selection of listings is fantastic. With such a significant choice of listings, the first and largest step is to not look at all the homes until you have thoroughly investigate the location issue. As they say, the three most important components in real estate are: location, location, location. In a buyer's marketplace that is very important to keep in mind. So you need to make sure you start your Temecula Valley home search in the right way or you are apt to get distracted.
The reason for this is very understandable. In today's market your house options in Temecula, Murrieta, Menifee, Wildomar and the surrounding communities can be nearly unlimited. There are literally hundreds of listings hoping and you can't focus on just the listings. If you do that, you will get lost in the options and not have the helicopter view necessary. You need to step back and narrow things by looking at different communities, commutes, schools, and quality of living first. If you went into a donut shop and saw thousands of donuts to choose from, it would be extremely hard to decide. But if you narrowed it down to a specific bread variety, then you already have a major focus and now can taste each one available until you find the ideal choice.
For instance, some recent customers examined the Temecula neighborhoods of Harveston, Paseo Del Sol, RedHawk, Chardonnay Hills, and Vintage Hills. They also visited the Murrieta communities of Bear Creek, West Murrieta, Montserrat, and Greer Ranch. They then examined school quality, property tax rate, community facilities and commute. These were the most important factors and in that order.
Unlike other places in Southern California, homes throughout the Temecula Valley tend to be newer and are very similar since the home construction rush during 2000 to 2006. The same home builders that built homes in south Temecula also built homes in east and north Murrieta or Temecula. The big differential is location of community.
My customers looked at all these communities and decided that Crown Hill in south Temecula was the perfect fit. It had high ranked schools in walking distance, community parks and facilities, low tax rates of 1.25%, and the drive was acceptable. Once that was decided we worked at narrowing down to the homes that ideally fit their plans.
In all, there were over 20 houses to compare against each other. We started looking and eventually cut that list down to 3-4 homes of the exact model match floorplan. We then were able to work the deal and contrast the listings directly against each other. The end result was my customers got a great price on a house because they shopped the right way in a buyer's marketplace.

Don't purchase just the best home, get the best house in the best location for your plans.
