The interest of owning a house is on rise with more and more people wishing for it, the demand for real estate need increases the role of Real Estate Agent. In the past one agent used to provide services to both seller and buyer but as the real estate market changed people started to realize that specialized service is more logical and beneficial. In Real Estate industry now buyer/seller are looking for specialized agents who can provide specialized related expertise, information and services required to complete the process. If the agent in the real estate transaction is one and the same for both buyer and seller, there is every likelihood of the transaction being biased to one party.



Let us analyze the scenario of both seller and buyer separately. A real estate agent who is in the list of a seller has the responsibility of being fiduciary, fair and just in his duties in representing seller alone.

By getting special right to sell in the list, the real estate agent is assuring seller that he would try his best to sell the home at the best price possible in the prevailing market.

It is the duty of the real estate agent who is working for buyer to find the right home for buyer together with other details required with regard to community. While a buyer is trying to buy a real estate property in a new community, he would naturally like to know details such as population, crime, climate, schools, traffic, living standards etc.. Buyer's real estate agent should be well informed with all these information so that he can provide that information to buyer. It will be easier for buyer to make the decision based on this information. The second part of the duty of the real estate agent begins once the buyer decides to buy real estate property in the community. As the agent of buyer, it is his job to find a real estate property as per buyer's needs. The real estate agents of the buyer should negotiate with the seller for best market price.

Hence, both agents can play a separate and specific role for their customers, if seller and buyer are represented by their own specialized agent.

If there is one real estate agent for both seller and buyer, it is only natural that he would fail in providing specialized service to both the parties. The requirement of services by both buyer and seller is different. It is, therefore, felt that there should be a specialized service in the process of buying and selling to get impartial specialized service by both buyer and seller.

The industry is witnessing a blast of agents with specialized qualities representing sellers or buyers as they require more services. The sale process would be unbiased and these specialist agents can given best service since they are working for only one client.
