All About Toronto Home Inspections

    View:
If Toronto home inspections are what you need, you have lots of choice. The Toronto home market has not been affected as much as others by the recession and it is still a very competitive market. Home inspections are becoming increasingly popular, especially for buyers who want to make sure they are getting full value for their recession stressed budget. With all that home inspection activity, there are a number of Toronto home inspection companies vying for the attention of anyone in the real estate market. If you are buying a home, the problem isn't finding a home inspection service in Toronto, but finding the right home inspection company for your needs.

Getting the right home inspection is particularly important in a city like Toronto, which features a broad mix of house styles, sizes and ages. Many cities don't have the same demand for century homes as there is in downtown Toronto. Full home renovations are also popular in Toronto and many large modern homes stand beside the century homes. Home inspectors in Toronto also have to contend with a wide variety of housing types, from townhouses, to semi-detached, detached, bungalows, split levels, etc.. Even the townhouses can range from over a hundred years old to the more recently popular stacked townhouses. Any Toronto home inspection company you choose needs to be familiar with the housing style and age of your home.

While that might sound like an obvious prerequisite for a home inspector, there are two reasons why you should check your home inspector's experience, especially in a city like Toronto. First, anyone can call himself a building inspector. Building inspections are unregulated by government and there are no set standards or certifications for becoming a building inspector. Your Toronto home inspector could literally have never inspected a building before or have any idea about building standards, construction methods or what to look for in your type of house. Fortunately, the home inspection industry saw the need for the public to have some way of being able to trust that a home inspector has met certain standards and they have set up a variety of local, provincial and federal associations that set standards for members. While anyone can join a home inspection association, only those who have met the association's standards may use the association's logo in advertising. The quickest way to check a Toronto home inspector's certifications is to call any association to which the inspector belongs and ask for references.

The other reason you need to know if your home inspection is done by someone with experience in Toronto homes is the sheer importance of a house inspection. Buying a home is the single largest purchase most of us will make. While even the smallest purchases are protected by ?money-back guarantees? and store return policies, there is almost no protection on the purchase of a home. If there is an unknown problem with a home, it becomes the buyer's problem once the sale is closed. Let's say you did your homework and you found a qualified Toronto home inspection service. If they do not happen to have experience with your type of home, they might not be familiar with problems that are peculiar to that house type. If your inspector misses even a small point, it could cost you a lot of money, not to mention the time and aggravation.

While it is well known that Toronto homebuyers should protect themselves with a home inspection, and home inspections have become a condition of most purchase offers, many home sellers don't realize that it is almost as important for them to have a home inspection done before the home is put on the market. Anyone selling a house is probably buying another one, which means they need to search, place offers and hope the offers are accepted. Again, because Toronto's is a very competitive housing market, there are usually multiple offers on a house and, if an offer is accepted, the purchaser must be ready to fulfill the offer. In the case of someone who is selling a house, any offers they make on another house are usually dependent on the sale of the existing home. If the buyer of the existing home does a home inspection and a problem is found that causes the buyer to cancel the offer, the seller may lose the opportunity to close the sale on the sellers new home ? unless the seller gets a home inspection done beforehand to eliminate the possibility of any deal breaking surprises.

The Toronto home inspection professionals at Allmax Home and Property Inspections are members of the National Association of Certified Home inspectors (NACHI) and they serve Toronto and the GTA.
