You can still invest in preconstruction for Big Profits if you know the rights places to invest. With the lending industry changing daily most lenders will now require up to 10-15% down on preconstruction.5 Things to consider when investing in Preconstruction in today's Lending Environment.1) Make sure you are investing in the right markets. That may sound silly but lenders do have different guidelines for different parts of the country. One of the lenders we use in Austin has better programs then his counterparts in other parts of the country because Austin is a stable real estate market2) No more "No Money Down" investing. I know it is hard to grasp since you have been trained over the past 5 years to do deals without putting money into it. Lenders now want to see a "little skin in the game" before they are going to lend you the money.3) Keep your credit score as high as possible. It is becoming more important to keep the credit score above 700. In the past you could get the same loan program at a 680 score as you could at 700 but with a slightly higher rate. Some lenders do not even offer that loan program for credit scores less then 700. Make sure to monitor your credit report for errors.4) Asset Reserves are required. If you are applying for a loan keep your assets in an account that you can verify. I know that is common sense but I see many people that cannot provide a paper trail for their assets. Lenders are going to verify all of your assets and they will need a paper trail if you move the money around a lot.5) Preconstruction Investing is still a great opportunity. You can still invest in preconstruction in hot markets across the country if you know what you are doing. Work with companies that specialize in preconstruction investing as they have already done all the legwork for you. Thanks for reading the article and hopefully you found it valuable.
