In spite of what many around the country consider a "bad market," here in the 2008 real estate market, there is certainly no shortage of buying and selling taking place. Minneapolis, similar to many parts of the country, has seen a drop in median sales price for homes in and around the city. With an abundant supply of homes, condos, and townhomes for sale on the MLS, buyers are certainly being afforded some outstanding opporunities. Many think however, that sellers as a result are forced to "take a hit" and not get as good of a price on the sale of their home when that time comes. In reality, home sellers all across the country are still finding they are able to get top dollar. However, there are some very important factors to consider when looking to sell.



First of all, price remains paramount in this real estate market. Buyers, after looking at often timees 20 to 30 other homes with their real estate agent, know the market. Or at least they come to know in a quick hurry when a listing is priced correctly or if it is overpriced. By having a top realtor do a market analysis for you, you will be able to know where exactly the listing price should be set. Artificially setting it high turns off some buyers, and often times can put your listing out the search criteria set online by buyers.

Secondly, stage the home whenever possible. Present your home in the best possible light.

Thirdly, make sure the home is in tip top condition. This means fixing some of those items that you may have put off for a few years. Again, a prospective home buyer does not often times want a home with a lot of work. Sure there are certainly investors that like buying "rehab" properties. But when in doubt, realize that the condition of your home is extremely important.

Fourth of all, what type of marketing plan do you have for the home? Is your agent going to market it online? In print advertising, radio, TV? Across the country, with such a large supply of homes for sale on the MLS, it is crucial to have the home marketed "full speed ahead."

Don't let the media fool you. There are still many, many homes selling across the country. Realize however, price, condition, and the overall marketing plan are crucial in taking you to a successful closing.
