I have been living in Costa Rica for 3 years now. Costa Rica is now my home. I don't only spend time in Costa Rica, I also spend a lot of time in Panama where I very much feel at home as well.
Costa Rica is different than any place I have ever been and I have visited around 30 countries around the world.
So here are my 10 reasons why YOU should invest in properties in Costa Rica:
1) There are few countries which are friendlier towards foreigners when it comes to acquiring a property and doing business here. The easy way to buy land is to put the ownership under a registered Costa Rican corporation and simply transfer ownership of that corporation to the buyer. When investors come in, you can split up the stocks and fairly divide the ownership of the land amongst the contributors.
In Costa Rica you cannot get a lot of things if you are not a legal resident, but once you own a corporation, you will be able to register a phone line and such thru that corporation. The only thing that is highly recommended is that you are using a lawyer who you can trust and who works for you and looks out for your personal interest.
2) Property taxes in Costa Rica are low. For a $400,000.00 piece of land you pay something like $400.00 a year in taxes. Beachfront property is higher tax wise. Anything up to 150 meters from the coast line is considered concession land and you technically lease it from the government. It is still a far better bargain tax wise than you would expect to receive in the United States or most countries in the world.
3) Even though many parts of Costa Rica are already saturated with tourists and property prices have risen, there is a lot of untouched land out there in areas where you can easily get an acre for around $5,000.00.
Those areas are bound to increase in value as more and more home and land buyers are now moving into those regions to invest. The time to buy land in Costa Rica is now. Many have seen the value of their new property triple in the past 3 years. There are lots of parts of Costa Rica where the same thing is bound to happen.
4) In Costa Rica you can subdivide land easily. There are different laws applying in different provinces, but generally speaking properties located at public roads can be subdivided. Buying large pieces of land for a low price and then selling it off piece by piece for a lot more has proven to make a lot of investors quick money.
5) Costa Rica has a very stable government. Unlike some Central American countries, Costa Ricans are fully aware of the mutual benefit that comes out of business relationships with European and American companies. There is no fear regarding having something taken away from you which has been lawfully acquired after the property has been cleared as owned by the seller and transfered to the buyer after the lawyer made sure that nobody else has a right of full or partial ownership apart from the seller.
The laws are very clear. As long as you have a trustworthy and competent lawyer, future surprises are highly unlike to come up.
6) Costa Rica is absolutely beautiful and has a lot more to offer than financial opportunities. Those doing business here do not only do well profit wise, their quality of life increases.
7) There are new marinas being built. More eco resorts popping up and green building is very popular. Those who move here are interested in keeping the jungle alive and therefor more and more land will be bought in order to keep from having destroy large areas in order to fit new residential buildings to create homes for the growing numbers of new residents.
