It's easy to improve the look of your home in 2 days. The external view of your home creates the first impression for the buyer but inside your home is what really counts. Your home must gleam, it must smell good, it must look spacious, it must be as perfect as possible. Anything less than perfection can cost you a sale. Remember you can sell your home through an auction but you should still be prepared for viewings. Follow these easy steps.
Clutter is one of the biggest reasons why homes don't sell. In order for your home to be seen in its best light you must create space-you must de-clutter. Get rid of lots of ornaments, of family photos on display, of clothes draped everywhere,of children's toys. If you need to when you have viewings send the children or the family pets to a friends or neighbors. Do anything you can to ensure that your potential buyer is focussed purely on your home.
If you've painted your walls in bright or garish colors re-decorate. Get rid of anything that hits you in the face and paint all rooms in either a neutral or a light colour. Light colored walls with bright lights create a feeling of space, increase the power of your light bulbs, increase the number of your lights, increase your space!
* If you have carpet, replace it if its stained or worn.. If replacing the carpet is not necessary, clean it thoroughly. Make sure to polish and clean all windows and mirrors.
* Give your stove and oven a thorough cleaning. Clean the oven and the drip pans under each burner. Make sure to remove all grease and dirt build-up. Polish the shine on the outside of the stove and oven. Clean your refrigerator and any other appliances including the dishwasher. Work it until it shines!
* Clean all the window treatments, including the blinds, and clean all the fingerprints around the doorknobs and light switches. Make sure to clean the wall around your wastebaskets, especially the one in the kitchen.
De-clutter and clean your kitchen countertops.Make sure that they sparkle and that there's nothing out of place.Reduce the number of things you have in your cabinets not only in the kitchen but right through your home.
Now de-clutter again. Make sure clothes hang neatly in your closets, do not overcrowd and when possible move some items of clothing from the shelves, off the floor and into storage. Clean and de-clutter your attic space,your garage, and your basement.
Make sure your FSBO home has no rattles, squeaks or leaks. If you have these in your home buyers will think there's lots of work to do. Repair water leaks, make sure there's no signs of water damage. Repair any doors or windows that don't open properly. Make sure there's no loose bolts,nuts or screws on light switches or doorknobs. Tighten and repair. If you really want to sell your home must be as perfect as you can possibly make it!
Your FSBO home has to smell as clean and fesh as possible. Use aromatherapy oils to get rid of or disguise any odors which your home may have. This is especially important if you have very young children or pets. Get a friend or neighbor to tell you if there's any smells in the house, then get rid of them!
