As Monte Carlo's Prince Albert prepares to mark the first year of his succession to the Principality of Monaco, a local destination guide suggests that the second smallest country in the world is in safe hands and can look forward to years of progressive economic and social policies that extend well beyond the borders of Monaco.
'Prince Albert has changed his playboy image', they say, 'since coming to power he has taken the initiative on environmental issues, for example in April he went to the North Pole to draw attention to his fellow world leaders that the environment should be top of their agenda, and he has made a concerted effort to put the environment on the Monaco map of issues that need addressing'.
The environment seems to be of particular concern to Prince Albert, and with this in mind the 2006 Monaco Yacht Show will be carbon neutral. The organisers will be paying for a variety of green projects in Europe and further afield, including enough wind turbines in New Zealand to generate power for 50,000 homes.
In two further steps earlier this year to increase Monaco's influence in world affairs and to promote Prince Albert's concern for the environment, the Monaco government announced that it would calculate GDP for the first time, enabling Monaco to meet the UN's target of 0.7 per cent for developing countries, and Prince Albert himself founded a new foundation as 'part of his personal commitment for the protection of the environment and for sustainable development'.
Prince Albert's father, Prince Rainier who ruled Monaco for fifty years was known as the 'builder prince', as Monaco grew out of all recognition while he was in power, transforming the principality from a European backwater to Europe's top tax haven and home to many of Europe's top businessmen and sports stars.
Prince Albert has continued his father's tradition, with plans recently announced for an island to be built off Monte Carlo which will increase the size of the world's second smallest country. But bidders have been asked to plan the project with the environment in mind, as well as the Monaco Grand Prix. The possibilty exists that the Grand Prix circuit will be changed to encompass the new island - and with it more opportunities for overtaking.
Monaco Hotels
Tradition and modernity have long been a feature of Monaco, and as well as a first class infrastructure, Monaco can boast one of the world's top hotels in the Hotel de Paris Monte Carlo.
Along with the banking and finance sectors that help Monaco's economy to be one of Europe's most successful, tourism also plays a major part, with many visitors making day trips from neighbouring France and Italy.
'The Monaco Grand Prix plays a part of course', comment the Monaco guide, 'but many tourists want to see what it is really like to be in Monte Carlo, the millionaire's playground. Monaco hotels enjoy high occupation levels despite the day trippers though, as so many business people are in Monaco for two or three days'.
Property prices in Monaco are among the highest in the world, with one bedroom apartments after closing costs starting at around a million Euros.
It's thought unlikely that the new island to be built off Monaco will reduce prices much overall despite the increase in the number of property units available as Monaco real estate is always in demand.
A Monaco property company who specialise in Monaco real estate believe that most new apartments will be sold to investors off plan well in advance of any building work starting.
'The problem with property in Monaco is not the lack of buyers', they say, 'but more the lack of good properties for buyers to choose from. Hopefully the new island will address that. Everyone in Monaco is aware of how important the environment is thanks to Prince Albert's initiatives in pushing it up the political agenda, and any new developments will be low rise. With the good weather in Monaco expect to see plenty of solar panels on the roofs to make the buildings energy efficient'.
In his first year Prince Albert has successfully made the people of Monaco aware of global warming and taken steps to combat it, and for his second year and beyond he is likely to be campaigning just as hard at home and abroad on the issue he believes in so much.
Simulation And Monte Carlo
And many of today's instantly recognisable symbols like the Eiffel Tower in Paris, the Sydney Opera House, the Taj Mahal in India and the Statue of Liberty in New York were in place before marketing for travel had even begun.
Now Monte Carlo is getting in on the travel symbol act - all part of an ambitious project Monaco is undertaking to extend the size of her land and improve the amount of properties available, as well as housing a museum and schools of excellence on a new island, which if rumour in Monaco is to be believed will be called Princess Grace Island.
There will also be new Monaco hotels, but the driving reason for building an island and extending the available land Monaco at her disposal is the need for more apartments and Monaco property - Monaco is Europe's number one tax haven and Princess Grace Island will increase the amount of housing by up to a quarter compared to current levels.
Monaco property prices rival that of cities like New York and London, with small studio apartments barely 30m2 changing hands in excess of a million Euros at the moment - and despite the downturn elsewhere demand is such that prices could even show an increase this year in favoured areas such as Monte Carlo.
But Monaco and Monte Carlo isn't just about tax exiles and acting as a safe haven for the world's wealthy with one policeman for every 73 residents - Monaco is a hot tourist destination and Monaco wants to see an increase in Euro spending tourists in the years ahead.
Monaco is leading the way in attracting URI's - a category of tourist that few destinations let alone countries can claim to attract in number. URI's are ultra rich individuals, the multi millionaire's and billionaire's who are likely to have their yacht moored in the harbour and have the valet at the Monte Carlo casino park their Aston Martin.
And the spending power of one URI could outweigh hundreds of daytrippers and ordinary tourists if they are in a spending mood and hit the Monaco shops, and the fabled casino in the evening. Money and Monaco are like a moth to a light, and the Monaco tourist authorities are intent on seeing more visits to the Principality from the rich.
But Monaco needs to be known more than just for money, and Prince Albert seems determined to see the second smallest country in the world outpunch her weight with an island reclaimed from the sea with a symbol that will be recognisable around the world as Monaco.
The island is expected to provide housing for some 3000 people, getting on for 10 per cent of Monaco's population, which in itself is expected to grow by at least half that amount between now and when the project is complete, and according to the government's own internet site will be around half the size of the district of Fontvieille, itself reclaimed from the sea, which has some of the best Monaco property such as Eden Star.
The landmark might be something similar to The London Eye, Eiffel Tower or Statue of Liberty, but it's also possible that it will take the form of an actual building, something along the lines of the Sydney Opera House for cultural events, an iconic museum for science, or simply a futuristic residential property building for Monaco citizens and key workers.
Rumours suggest that the new island off Monte Carlo could be called Princess Grace Island. Princess Grace, the Oscar winning US actress, married Prince Rainier and helped to put Monaco on the world map, and the current ruler of Monaco is Princess Grace's son Prince Albert.
Monaco will be hoping her new symbol will be as well known as the Statue of Liberty!
