Wouldnt it be nice if it were as easy as 1,2,3: pick your home, get a home loan, move in. But, as with so many decisions in life, one step is contingent upon the next. Before you can get the mortgage, you have to know how much you need. Before you know how much you need, you need to know how much the house you have decided to buy costs. And even before you can make this decision, you have to know what size home loan you can afford.



We can see, then, that shopping for your home should not be the first step in the process-first you have to know how much house you can afford. For this reason, it is wise to consult with a mortgage broker to get this information ahead of time.

The first thing a mortgage lender will do is perform an analysis to see how much you can afford to pay based on your income, fixed expenses and assets.

It is wise to take this critical step for a number of reasons. You will have a clear idea of how much you can afford to pay for your house, and you may receive a mortgage commitment, a very important tool when home shopping. Both sellers and real estate agents like to work with a potential buyer who can actually make an immediate offer because he has the funding in hand.

These will prove to be important factors in your home search-the knowledge how much you can pay, and having the funds to pay. Outside of the cost of a home, the most important considerations people care about in a home is the location and the school system (important whether or not you have children, since home values are better in areas with good systems.) You may have to consider a smaller home in a preferred area to remain within your budget. Or, you may pick the larger home with a longer commute.

Homeowners then must consider the more physical attributes: the home style and desired amenities like a fireplace or a pool. Often what is important for one family is meaningless for another.

At this point, you should be ready to get in touch with a real estate agent and start shopping, since you have the most important information: -What you can afford to pay

"Most people get to a point when they want to buy a home. In fact, many people are reaching this point sooner rather than later because of all of the advantages of home ownership in comparison to renting. But often, people aren't sure whether they should actually buy a house or if they should look in to buying a condo instead. This is especially true for younger home buyers who might want the benefits of living in the more communal situation of the condo. But of course there are pros and cons to each of the choices. How do you know which one is right for you?

A condo is probably the right choice for you if:

&bull You are a single individual or a couple that is looking for a small home rather than a large property.

&bull You are comfortable living in close proximity to your neighbors.

&bull You are interested in being part of a small community living in the same complex.

&bull You don't have a lot of money to spend but still want to invest in home ownership.

&bull You don't mind having certain aspects of your home ownership regulated by a committee (a home owner's association made up of some of the tenants who live in the other condos).

&bull You live in an urban area where condos are common (such as New York or certain parts of California).

&bull You would like to have amenities like a pool or a shaded grounds area but aren't able to maintain such amenities yourself either because of the time that it takes or the cost.

A house is probably the better choice for you if:

&bull You are a very private person who does not like living close to your neighbors or having your home choices regulated by an association.

&bull You are investing in home ownership primarily for the purpose of resale of the home in the future (since property values are usually higher than condo values).

&bull You are seeking to purchase a large home and / or you need outdoor grounds areas for things like large pets.

&bull You enjoy maintaining your own yard or garden.

&bull You have (or plan to have) a large family.

&bull You live in a rural area or in a location where there are not many condos on the market.

As you can see, although there are always exceptions, condo purchases are usually best for single individuals who have neither the money to invest in a house nor the time to maintain the upkeep of the home. These tend to be young people who don't mind apartment-style living in close quarters with their neighbors, who are comfortable having some regulation by the home owner's association and who enjoy sharing common areas with others. Often, condo buyers are first time home buyers. If, in contrast, you are an older adult who has (or may soon have) a family and would like the freedom and privacy of a home with its own property, then a house is probably the right choice for you."
