When the purchasers locates the ideal home, an offer called the ?Purchase and Sale Agreement? is made to the seller. This agreement details the time frames of each stage of the purchase,, inspection requirements under the laws of the State of California, price and the loan amount to be raised. The offer should be accompanied by a check in favor of the realtor which will be held till the seller accepts the offer. The purchaser should hire an attorney or a real estate title company or a title and trust company to investigate the title of the property from court and public records. The final contract is closed when the price is paid to the seller and the contract of purchase signed by the parties to the transaction.
