Tourfactory Virtual Home Tour

    View:
As a prospective home buyer, you may not have time to go and see different houses, so you may find it easier to go on line and take a virtual home tour. You may not see all the details, but at least you can decide whether or not the house is worth seeing live. But do you know what it takes to make a virtual tour? Virtual home tours are the new ways of advertising homes that are for sale.

Whether you are a realtor or just someone who is trying to sell their house on their own you should consider this new type of photography. Normal photos can give anyone an idea about the house they are trying to see, but everyone should agree they are not very accurate. Depending on where the photographer was when he or she took the pictures, the house may appear either bigger or smaller than it really is. Panoramic photography allows the viewer to take a virtual tour of the house – that way anyone can truly say they have “visited" the house.

Due to the large demand there are quite a few companies out there that do virtual tours for anyone who is interested. Some of them will even give you a free tutorial and access to down loading free demo programs that can give you an idea of how it works. These programs are actually pretty easy; the difficulty is taking the pictures in a manner that they stitch together seamlessly.

Truth be told, anyone can make a virtual home tour. You don’t need to be a professional photographer to succeed; instead, you will need a few gadgets and a lot of patience. In fact, anyone can learn how to work with a certain program, but not many people are patient enough to take the perfect photos that will later become a virtual tour.

A good camera and a tripod are essentials if you want to do a good virtual tour. Panoramic photography (this is the generic name of this type of photos) is something that requires a lot of time; and probably the largest amount of time is spent taking photos. The secret of panoramic photography is taking photos using a tripod, then moving the camera to the left or right a few degrees. Once you have mastered that, you need to stitch the photos.

Although there used to be a camera that would take panoramic photos, for some reason or another it is not being manufactured anymore; either way, professional photographers did not care too much for it – most of them preferred to do the stitching themselves. It may sound weird, but stitching is just that: the procedure that involves stitching two pictures together. However, it does not require glue, but some image stitching software.

Image stitching software can be downloaded for free, purchased or it can come with the new camera you just bought. Anyone who is looking to make a virtual home tour should try several soft wares before deciding on one. You cannot say software is good just because you paid for it – there are a few free stitching soft wares that are actually pretty good. Good software depends only on the photographer –knowing exactly what you want and finding that specific feature, to be more precise.

Some photographers say that you can create fantastic virtual tours by using Flash; others use Google’s Picasa; there are even some photographers who cannot decide, so they use different soft wares. In the end, it all depends on what you want and on how much time you are willing to invest in panoramic photography.
Tourfactory Virtual Home Tour
When deciding on buying a certain house one of the most influential factors is actually seeing the house. Those of us who do not have the time to take tours of several houses find it a lot easier to take a virtual tour, and visit the house only after deciding it is worth their time. But are virtual home tours better than traditional ones? Realtors have decided it is a lot easier for both them and their clients to have virtual tours posted on their websites.

This way anyone can browse through different house albums, maybe check with their spouse and only after that they consider meeting with the realtor and actually seeing the house. It saves both the realtor and the customer a lot of precious time, not to mention it is the easier to find a house thousands of miles away if you consider relocating. When someone puts a house for sale they agree for people to come and see it. It works just the same with a virtual home tour.

The seller has an appointment with the photographer and they decide together what angles are to be approached. The photographer does his or her job and in a short time the virtual tour is ready to be uploaded on a realtor’s website. A virtual home tour is usually a part of the realtor’s listing service for the client so there should be no extra charge for that.

Virtual tours are usually really easy to navigate and they are full of information about realtors with links to their personal websites. Their websites should all display all the available listings, which have pictures, and a lot of them have virtual home tours as well. In other words, there is a whole new range of homes you can explore without actually spending time making appointments and visiting them.

One great advantage of virtual tours is that you can find a home in a larger area. For instance, there are realtors in the United States that have listings of homes throughout the country, so anyone who considers relocating can easily find a home. You can usually find a map on their website, and all you have to do is click the map repeatedly to find the area and city you like; then fill in a price range and click search, and hundreds of homes will appear. Have in mind that most realtors with nationwide listings have a virtual home tour for every house, so it is only up to you to take the time and find your perfect home.

The virtual tour industry has gone so far that you can actually find celebrity home tours. Long gone are the days when celebrity welcomed you in their homes on TV. Now it is all about the photos. And with the latest developments in 360 photography a professional photographer can make it appear as if you are in that room, exploring it.

But be warned! Virtual tours should always be followed by a visit to the chosen house. There are small details that you cannot see in a photo, like the surrounding noise, the unfriendly neighborhood, the bad floor or the strong in the bathroom. Even if you think you found the home of your dreams make sure you go there and see it with your own eyes before signing those papers. After all, it is a house you are buying, and not something you can take back to the store and have it replaced.
