First you need to see if the home needs any repairs.
If the home needs any repairs, make sure that you do them even before thinking of how much you are going to sell the home. You can do it yourself if you you have the time and know what to do. If you will not be able to follow the right home selling process, it will be better to choose a real estate professional agent to represent you in the transactions. When every thing is in the real estate professionals hands the real estate agent will spend all his or her time marketing your home, showing it to potential buyers, screening all potential buyers and review all offers made on the property. It will be the place of both the real estate professional and the owner of the home to negotiate on the commission to be paid to the real estate professional after sales. This commission will be spelled out in a listing agreement between you the home seller and the real estate company.
You must think well before stating the right price of the home, else it will not be sold in time and for the best price. A home will sell quickly and for the best price, when you properly establish the price list. That is, stating the price not too high and always makes sure your prices are average as compare to the other homes on the market in your neighborhood. When a buyer realizes that your price is similar to those in the market, offers will be made without much reduction in the asking price. Don't price too low or too high. This makes potential home buyers become suspicious. Pricing too high will make the home stay on the market for too long and this can negatively impact your final sales price.
In the process if selling your home, you have to present or show the home to the buyer. Make sure you do all repairs, if they are any, clean it and tidy the environment well. Also park out of the house, if you were still staying there, before giving the buyer an appointment to come. And the buyer has to be accompanied by his own agent. Records have to be kept for all appointments made by the parties. Try to stay out of the house, when potential buyer come to look at the house. Buyers tend to spend more time looking at the property if there's no one at home. They make comments about the property and they feel free when there is no one at home.
The agent has to prepare an offer on the home, and tell the owner when some body comes to buy. At times only the two agents makes this offer, but when it come to further negotiation the owner of the home sends out the sales agent and discuss the offer properly with the buyer, so that, the seller can go over all the terms and price. After the negotiation of the price and other things, documents can be made and signing should be done after proper review of the sales contract by both parties.
You can sell your home yourself if you have the time and knowledge about marketing your home for sale, screening potential buyers, negotiating offers, ensuring that the deal actually closes, after the contract is binding. Otherwise hire a real estate agent with an aggressive marketing strategy
