The bathing area of the house can make or break a sale and many house buyers and flippers know this, simply because there is so much time spent in this room. Every member of the house will have to use this room at some point or another, so this is really one of the most important rooms in the house after the kitchen.
To help improve the feel of the room, renovating the bathroom is a project that most homeowners in an older home or even a newer construction would like to do, but they usually run into a problem when they have to decide just what kind of bath tub they want.
Bath tub and shower combinations are classic, but it is becoming more and more popular to separate the two and put them in two different spots in the bathroom. No matter what layout you want, you can have a pleasing experience in either one, but the bath tub will likely be the more costly expense.
When purchasing a new bath tub, determine what size you need and then what size your bathroom can handle. Try to get a 6 foot tub if you have tall members of your house. You also need to remember that the deeper the tub, the more luxurious it will feel when you get in it.
Consider small children. If toddlers are in the house, you may want to consider having a separate bathroom for them if you decide to have a deep tub.
After you determine the size, ask yourself what you will want the tub for other than bathing. Whirlpool tubs are popular, but do not choose this if you are not going to use it. Remember, added luxury also adds to the utility bill at the end of the month when it comes to more water and energy usage in these kinds of tubs.
Do you want a tub that can fit one person or two? If you like bathing with your spouse, you may want to make sure you get one that can fit two people.
The material the tub is made of is also very important. Fiberglass may be economical, but it is not as sturdy as other materials like steel, porcelain, or cast iron.
Wooden and marble tubs are also very nice to look at, but will not last very long because they are so high maintenance. Make sure you are informed before spending your hard earned money.
