Unknown to many homeowners, water damage usually starts with simple roof leaks. These roof problems are very easy to overlook, since they manifest through a small stain that can be easily neglected, thinking that it can be fixed some other time. Stopping the roof leak before it even starts to wreak havoc can actually save you a lot of money in the future. After all, water damages caused by simple negligence at home or poor maintenance, is not covered by your water damage insurance.
What causes roof leaks? It can be as simple as the "wear and tear" that happens to your roof over time, or it can be due to an improper installation of vents, chimneys, air conditioners, or condensers. Changing weather conditions can also cause damage to your roof, thereby making it vulnerable to roof damage.
Proper maintenance of the roof can largely prevent roof leaks before it even starts. Regular inspection for punctures, breaks, or cracks can help you detect the problem beforehand and act on it immediately. To do this, apply a roof patch or a sealant to any puncture in your roof that may cause an unwanted roof leak in the future. Inspection of the roof, including the rain gutters, downspouts, and extensions for small holes or leaks can be done annually. Even manufactured home roofs, such as those made of metal, fiberglass, or vinyl, should also be checked every year as they are no exceptions when it comes to water damage.
You also need to clean your roof regularly to prevent water damage. This is done by removing stray branches, leaves, and other debris from your roof or gutter. Pay special attention to any item that can puncture your roof. In order to be ale to clean your roof, you must step on it, but distribute your weight evenly to avoid causing any damage.
Roof coating can also be applied at least once every two years. In applying roof coating, you have to make sure that all exposed areas are covered, even the screw heads and fasteners. Missing, damaged, or loose shingles and vent caps must be replaced or repaired. Remember, maintenance is the key to avoid roof damage.
Just like roofs, chimneys should be inspected regularly. Knowing the underlying cause of your chimney leak can give you a head start in fixing the problem. Check the top of the chimney, making sure to seal any visible cracks in the mortar cap or metal openings using a good sealant, preferably a high-temperature one. For open mortar joints, a new mortar must be applied.
Ceilings that went through water damage should also be repaired. Usually, a brown stain on the ceiling is a sign that water is starting to damage your ceiling. If you notice these stains, act immediately. Do not try to repaint the stain without solving the damage first. Most of the time, it can be repaired through a simple application of a sealant. Afterwards, you can repaint your ceiling for aesthetic purposes.
Repairing roof, ceiling, and chimney leaks can be pretty easy once you have discovered it in its early stages. Otherwise, you just might find yourself swimming in a pool of rainwater.
