With housing loans getting more and more difficult to secure, many people are choosing to rent a flat or rent a house, making it the perfect time to advertise your property. One great way to spread the word is to list your property online.
Here is a guide to help you get the most out of the many property to let listing sites available. It is advisable that you do the first five steps these before actually posting online.
Step 1: Take an Inventory of Your Property to Let - The first thing you want to do is to take an inventory of all your properties to rent. This can be simple if you have just one or two, but if you do this full-time, you may have more than just a few houses to rent out. If that's the case, take note of the ones that are vacant and the ones whose contracts are nearly up.
Step 2: Take Good Photos - After listing down your flats to rent or houses to rent, you must visit them and take about 10 to 15 good quality pictures each. Make sure that the property to rent is cleaned first. Take care to take photos of the front, the back, at least one each for the rooms, and any special feature that you think would make it more appealing.
Step 3: Scout the Neighborhood - It's always good to scout the neighborhood around each property, noting the schools, houses of worship, and parks. It is also helpful to note the availability of convenience stores, hardware stores, caf's, bakeries, malls, and dry cleaners. This information is sure to make your flats to rent more appealing.
Step 4: Describe the property - This step is more expandable than others, but non-expendable nonetheless. You need to write a short article describing the property and its good points and items that need to be improved.
Step 5: Valuing the Property - Moving through steps 2 to 4 allowed you to see just how valuable your properties really are. Now you have a much more realistic view of what price to ask for it. Once you've decided on the price, it's time to post online.
Step 6: Posting Online - Looking for websites to post in is fairly easy. Simply search using Google, and post your property on websites that focus on or near your area. Generally, it is advisable to stick with the ones who give free service. One good site to try first is www.plets.co.uk.
Because you've done the work beforehand, what usually takes a few days now only take you a few hours at the most. After you've posted, it's finally time for you to sit back, relax and wait for the renters to call.
