The best way to figure this out pretty easily is through Google Adwords. Their keyword tool is free and search for topics related to your area of interest. If you have a topic that gets 7500 to 100,000 searches then you have a good niche. Remember that if you have an offline business it is going to vary from location to location with your marketing.
When you have the right market then think what your average customer wants and how you can help them get this. One of the best ways to do this is with focus groups or surveys. Get them in a comfortable situation and help them tell you what they want.
