So many people believe that are not at risk of their home being flooded because they do not live in a flood zone, but the sad reality is that almost anywhere has the potential to be flooded if the circumstances are right. Flooding can occur for several different reasons and living in a flood zone is by far from the only one. Of course, the risk is much higher for some than it is others and when there is only a small risk involved is why so many people do not have flood insurance.

If your home is located in a known flood zone, your mortgage company will require that you purchase flood insurance coverage. This obviously makes sense because there is that real possibility that the home could be damaged by flooding. For those who are not in a designated flood zone, it might not be required, but all you have to do is look back over the past several years at what happened to people who did not have the proper flood insurance coverage to realize that is it better to be protected than not even if the risk is so great.

The reason it is said that anywhere you live can be flooded is because anywhere there is rain has the potential to flood. Weather patterns can change somewhat from year to year and an area that does not normally receive that much rainfall can suddenly find that they get much more than normal at some times. Such was the case in many areas of the Midwest this past spring. Where they usually got normal amounts of rainfall, out of nowhere they got much more than they needed and homes and crops were flooded throughout several states causing millions of dollars in water damage.

There are many different factors that come into play when determining your risk of being flooded. The rainfall amounts that are common to your region, any flow data of any rivers near you, building development, and flood control measures your region has in place all determine how much at risk you are.

Contacting an insurance agent will allow you to go over flood zone maps with them to help better figure out what protection that you may need. Even now not all areas of the United States have been studied for flood hazard, but the other factors that were mentioned can help in your flood risk analysis. If you do not live in what is considered to be a high or moderate risk area for flooding, this certainly does not mean that you will always be spared. You might never need that flood coverage, but it will be very comforting to know that it is there just on the off chance that you ever do.
