There is nothing more satisfying than booking luxury villas in Spain, to enjoy a truly relaxing and classy holiday. Many people will find that when visiting somewhere like Spain the atmosphere is very relaxed and the scenery is nothing short of breathtaking. These villas have become very affordable with more people being given the opportunity to experience the luxuries of a villa, having personal services, whilst enjoying the privacy of using their own kitchen facilities.
Spain is famous for its almost year round sunshine and golden sandy beaches. Add to this the deep sea and exotic cuisines, and you are in Mediterranean heaven. Most parts of Spain are English speaking; therefore, there would be no real problems with moving to this country. However, this does not rule out the need to learn Spanish as a language before deciding to live there. Many who buy a property are opting for luxury villas in Spain, as recent developments will have seen their prices drop down.
Opting to buy luxury villas in Spain may well turn out to be a sound investment, especially for those who are considering the option of using this as a retirement plan. Owning a villa is a dream come true for many people, especially if it is in Spain, however, this can very quickly go wrong if the right amount of research and knowledge has not be completed prior to buying one. There are different procedures, rules and regulations to follow Spain, and must be adhered to otherwise your dreams of buying that special and cheap villa may not happen at all.
Before the purchasing process you will need to have in place a 20 - 30 percent deposit - the more you have the better it will be. Have an extra amount saved as with buying any Spanish property, you find that extra fees and charges will incur, which will amount to around 12 percent. This is something that is standard in Spain, as this covers legal fees, stamp duty, taxes, land registry, property registry etc.
Always use a good agent; this is something you almost definitely need to shop around for, as you may find that the Spanish estate agents have a very good reputation for their services. However, there are agents are very good at conning people; therefore, it is always a good idea to opt for a renowned and reputable agent with a good record of accomplishment of client services. With this in mind, it is a good not to go for the agents solicitors and find your own independent solicitor as they are more likely to be reliable and you would not have to face the language barrier.
It is always good to find your own lawyer as agency solicitors will charge more. Search for a Spanish lawyer who is English speaking, so then you are able to rely on someone who is familiar with the Spanish terms and conditions to buying a property and who is able to give you the all clear before signing any documents.
Consider talking to a financial advisor before deciding to make the move in Spain. You will need to establish whether you are able to afford the repayments and if you will have enough reserve just in case you need to dig into your savings. Finally, now that you have chosen your house/apartment/luxury villa in Spain, you will need to apply for your NIE number, which is your tax code. This is needed before buying anything or signing any deeds. Without this, you will not be able to claim complete ownership of the property. Make the application early, as they take a couple of weeks to complete, so it is a good idea to have this ready.
