They are in control of the construction of your house and you should find out about the past projects the builder has completed. The community may not flourish and you will be stuck in a community that is half finished and with a house of decreased value. Most first time homeowners should look for a house in a community that has already been established or is near completion. When touring a house, take pictures of those which you like. Write down everything you like and dislike about the house.If you purchase a home in a community, make sure you check out the surrounding areas. Are the local schools good? Is there any crime in the area? Make sure you determine your commute time to work, to determine if it is acceptable. Do your research on your own to see if this is a community you want to live in.

Before you purchase a new or existing house, make sure you have it inspected. Hire your own licensed inspector and ask him to look through the house prior to the purchase. The inspector can let you know, in case there are any potential problems to your house. Any qualified builder will allow you to bring in your own inspector. In addition, conduct your own inspection. Turn the taps on in the kitchen, bathroom and laundry to determine the water pressure, performance and drainage. Check to see if there is a hot water system and if it is adequate enough for your needs. Also check to see if there are leaks, rust and age on the system, because replacing a busted hot water system can be expensive and is not something you can put off. Check out the manhole to see the condition of the insulation. Good insulation can save your hundreds of dollars on your electricity bills. Notice if there are any major cracks in the walls or if the doors stick, because this can be a major problem, not covered by homeowners insurance. Also, take notice if it has been recently painted or not.

Buying a residence is not an easy task because you have to make many educated decisions about what type of residence you would like. Take your time and see several houses and research the neighborhoods. Also, spend the time and money and hire an independent inspector to make sure you are purchasing a well maintained home.
