You should also consider visiting a franchise location that is not doing so well. This may be able to show what does not work so that you can avoid it. But also it will allow you to see if the franchisor is in any way responsible for the lack of success. Or you may be able to see if that franchisor helps or supports those franchisees in a time of need.

It is important that you visit and talk with as many current franchisees as possible. This will be able to give you the best idea of how that franchise and franchisor operate. That way you will not be blinded or mislead in any way. You should know as much as you can before you make such a big decision.
