Los Angeles County Building And Safety

Los Angeles has a long-standing reputation for urban sprawl, however, this reputation is not true. As of the 2000 Census, the Los Angeles, Long Beach, Santa Ana urban area had a residential density of more than 7,000 people per square mile, covering 1,600 square miles, making it the most densely-populated urbanized area in the United States. In comparison, the New York, Newark urban area boasted a population density of over 5,300 people per square mile, over 3,300 square miles.



The popular misconception of Los Angeles as a sprawling city might originate in the area's decentralized nature. Rather than being concentrated in a single downtown area, the region's major cultural, commercial, residential, political and industrial locations are dispersed over an intricate, intra-connected network. Although the overall density of the city of Los Angeles is small compared to some other large American cities, the noted figure is deceiving in part because the region includes largely uninhabited areas.

The residential density of the central area was more than 13,500 per square mile in 2000. Within its urbanized areas, Los Angeles is noted for small lot sizes, small vacancy rates, and general dearth of huge exurban spreads. In inner areas, it is not uncommon for people to share rooms or rent their living room to strangers. However, residential structures tend to be of very modest height compared to other very large cities in part because of strict earthquake building codes which escalate costs. Los Angeles became a major city just as the Pacific Railway dispersed the population to lesser cities. During the first decades of this century, the region was formed into a network of fairly dense but separated cities linked by rail. The ascendence of the automobile assisted in filling the spaces between these commuter cities with lower-density settlements.

The Los Angeles region continues to develop, mostly on the edges where new, less expensive, undeveloped areas are being sought. In such areas, the number of residents as well as home prices have exploded.

Warner Center is an outskirts city located inside of the Woodland Hills district of Los Angeles. It was built to relieve traffic going to and downtown Los Angeles. It was also meant to create jobs in the San Fernando Valley area. First envisioned in the 1970s, the project was considered complete by the mid-1990s.

It has many low storey office buildings, as well as several high rise skyscrapers, notably three that are all in the same lot of land. There is also some residential and industrial, as well as some retail stores in places such as the Promenade Mall.

As previously noted, the three tallest buildings of the Warner Center are all next to each other in order to display a miniature skyline that blends in with the other high rises of the Valley. The center skyscraper of the three is the tallest, having approximately 25 stories above ground. As of this year, the structure has the company logo of AIG at its top. They are owned by Douglas Emmet Properties, which displays an overview of these towers at their website.

The skyscrapers of the Warren Center are visible from the 101 freeway, with the farthest view of the entire skyline being visible to the west from the off-ramp of Parkway Calabasas Rd., in the city of Calabasas, and with the nearest western view appearing shortly after the Fallbrook Ave. off-ramp in Woodland Hills. The farthest eastern view is unknown at this time, but on the clearest of days, can probably be seen from Van Nuys.

The Warner Center was named for Harry Warner, who was the eldest of the Warner brothers. The family had owned the land since the 1940s as a minor part of a 1,100 acre horse ranch. Robert Voit took charge of the commercial development of the land after it was sold in the late-1970s. As of 2003, the Warren Center employed 40,000 workers with only 10,000 residents.

The Harry Warner family provided 20 acres of land in 1967 that became the Warner Center Park. It is also called the Warner Ranch Park. Currently it is adjacent to the central, skyscrapers of the Warner Center. Aside from picnic tables, the park features the 1.3 million dollar Lou Bredlow Pavilion, the permanent location of the Valley Cultural Center's Concerts in the Park. These free, outdoor concerts play on Sundays starting in June up till Labor Day annually.
