First thing's first: pull your head out! You must price your house to beat all the competition. Do not let your house sit there while your neighbor has theirs priced lower; this is not a good situation for you. If you are serious about wanting to sell then you must be serious about your pricing strategy. Buyers are so very rare nowadays that if you are not the best value in the area then you will simply be overlooked. Do not let this happen. If you cannot handle pricing your home to the market conditions, then take it off the market and wait.

Secondly, get yourself a real estate agent who not only knows the area but has a track record of selling homes in that very neighborhood. Be careful though here.. you do not want a realtor who has houses other than your house listed in that neighborhood because then you will be shooting yourself in the foot. You want your house to be the sole listing for that agent in your area.

Thirdly, when considering an agent, make sure that you negotiate what will and won't be done and get it in writing as part of the listing agreement. Ask for the sky and see what happens. Demand several open houses, advertisements, featured appearances on their website's homepage, etc. The time to do this is now, before you sign the listing. Also, look for an honest agent who has the gumption to be honest with you. Many agents are too queasy to tell an owner if they need to de-clutter; get one who has your best interests in mind instead of your feelings.
