Having your house sit on the market for a long time can get frustrating after awhile. All you want to do is sell your home quickly, and you think you’ve done everything that you possibly can for that to happen. You’ve probably put an ad in the paper, had a few open houses, and maybe even talked to a realtor about what your options were. So why can’t you get your home to sell quickly?
Well the problem might not be in what you’re doing but rather in how you’re doing it. For instance, if you put your house in the newspaper, did you think to include a picture? Or if you put it up online, did you think about including a video tour in your ad? These are simple things that a lot of people overlook, but they can significantly influence the speed that your home will sell in. Little details like this cost a lot of money when you have to pay a realtor to sell your house, but it’s nothing that you can’t do on your own.
You might want to invest in a fresh coat of paint for your house. You can sell your home quickly if people think that it’s a newly renovated. Any little weed in the yard or scuffs on the wall should be cleaned up so that the house looks pristine and ready to move into. The newer a house feels, the more people will trust in the stability and craftsmanship involved within the home. If people trust the house, they are more likely to put in an offer. You’ll quickly see how much a bit of freshening up can really impact how quick your home will sell. If you dress things up enough, you’ll be able to sell your home quick and pain-free.
Sell My Home Quickly
First thing's first: pull your head out! You must price your house to beat all the competition. Do not let your house sit there while your neighbor has theirs priced lower; this is not a good situation for you. If you are serious about wanting to sell then you must be serious about your pricing strategy. Buyers are so very rare nowadays that if you are not the best value in the area then you will simply be overlooked. Do not let this happen. If you cannot handle pricing your home to the market conditions, then take it off the market and wait.
Secondly, get yourself a real estate agent who not only knows the area but has a track record of selling homes in that very neighborhood. Be careful though here.. you do not want a realtor who has houses other than your house listed in that neighborhood because then you will be shooting yourself in the foot. You want your house to be the sole listing for that agent in your area.
Thirdly, when considering an agent, make sure that you negotiate what will and won't be done and get it in writing as part of the listing agreement. Ask for the sky and see what happens. Demand several open houses, advertisements, featured appearances on their website's homepage, etc. The time to do this is now, before you sign the listing. Also, look for an honest agent who has the gumption to be honest with you. Many agents are too queasy to tell an owner if they need to de-clutter; get one who has your best interests in mind instead of your feelings.
