Bring a cashiers check to the title company(depending on circumstances) several days prior to closing
The Escrow Officer will prepare a Buyers' estimated closing statement, which will itemize costs and credits, and estimate the total money due
13. Funding
The lender will wire the funds to the title company
14. Close Of Escrow
The deed will be recorded at the county recorder's office by the title company(you will receive the original back from the county in approximately six weeks)

Home Information Packs (HIPS) were introduced in August 2007, with the intention of cutting carbon emissions from homes and adding more clarity to an ancient house buying minefield. The HIP contains an index, Sales Statement, Title and Plan, also an energy performance certificate (EPC) which rates how energy efficient your home is, by providing an A ? G rating system, where A is lower on running costs and G is more expensive, there is also title information from the Land Registry .This makes the buying much simpler, as all the information is provided upfront, so you can make an informed decision before putting in any offers.The legislation is due to change on 6th April 2009 as First Day Marketing is introduced, this means that the house seller must have purchased a HIP before any advertising or marketing of the property can be made. Also the change in legislation will see the introduction of the Property Information Questionnaire which should be provided by the homeowner. Not all properties require a HIP, so check the government website www.homeinformationpacks.gov
