Purchasing a Menifee or Murrieta home in a buyer's marketplace can be the ideal time to find the family homes of your dreams. There is so much of competition for homebuyers and the choice of listings is fantastic. With such a broad selection of listings, the first and most imortant step is to not look at all the homes until you have thoroughly investigate the location aspect. As they say, the three most important valuations in real estate are: location, location, location. In a buyer's market that is very important to keep in mind. So you need to make sure you start your Temecula Valley house search in the smart way or you are going to get distracted.
The logic for this is very obvious. In today's market your new home options in Temecula, Murrieta, Menifee, Wildomar and the surrounding communities can be nearly unlimited. There are literally hundreds of homes vying and you can't focus on just the listings. If you do that, you will get lost in the options and not have the helicopter view necessary. You need to step back and narrow things by looking at different communities, commutes, schools, and quality of living first. If you went into a bakery and saw thousands of pastries to choose from, it would be extremely hard to decide. But if you narrowed it down to a specific bread variety, then you already have a major focus and now can sample each one available until you find the ideal one.
For instance, some recent clients checked into the Temecula communities of Harveston, Paseo Del Sol, RedHawk, Paloma Del Sol, and Vintage Hills. They also visited the north Murrieta communities of Bear Creek, West Murrieta, Montserrat, and Greer Ranch. They then explored school quality, home tax rate, community facilities and length of drive. These were the major factors and in that order.
Unlike other places in Southern California, listings around the Temecula Valley tend to be newer and are very similar since the home construction rush during 2000 to 2006. The same constructionn companies that constructed homes in south Temecula also built homes in east and north Murrieta or French Valley. The large differential is location of community.
My clients looked at all these communities and decided that Redhawk in southern Temecula was the ideal fit. It had high ranked schools in walking distance, neighborhood parks and facilities, low tax rates of 1.25%, and the commute was acceptable. Once that was decided we worked at narrowing down to the listings that best fit their goals.
In all, there were over 20 lisitngs to compete against each other. My clients started looking and eventually cut that list down to 4-5 listings of the identical model match floorplan. We then were able to negotiate the price and compare the listings directly against each other. The end result was my clients got a great bargain on a family home because they shopped the smart way in a buyer's market.
The critical aspect here is to make sure you are examing the Temecula Real Estate market correctly to maximize it to your plans and shopping the market the right way. Don't purchase just the best home, get the best family home in the best location for your goals. Making the right decision will offer your family a much better enjoyment of your house and community and it will protect your investment as well. I always tell my clients that they ARE the real estate marketplace of today and tomorrow. What they highly value will also be important to others and thus their excellent choice will appreciate more in up real estate markets and preserve its long term valuation during a tough market.
